About Us

WG is a Property Management and Real Estate company specializing in large and small Association Management throughout Pierce, Thurston, and King Counties. We offer a range of services from consulting to complete leasing and management programs. Our administrative skills are grounded in a solid understanding of Covenants, Conditions and Restrictions, governing documents, By-Laws, Rules and Regulations and the various laws and regulations that apply.

RATES

1)$100 one time administration fee

2)Legal fees are an additional charge to the Association/Owner. These fees vary. WG charges $25 per occurrence

3)Attorney fee (if applicable) at Owners/HOA expense

4)Homeowner Associations monthly rates  vary with each Community

5)Escrow and Lender Reporting at additional charge.

HOA and Rentals

We help our owners achieve the best rate for their investment property. We effectively use all avenues available to us to ensure our owners properties are visible to all potential tenants and occupy quickly.

  • Bi-Annual inspections on all rental properties
  • Offer 24 hour emergency maintenance repairs
  • Offer expertise on deferred maintenance to achieve optimal rental/HOA income value
  • Encourage all owners to obtain a home warranty on the rental property
  • Offer monthly reports and end of the year tax reports
  • Utilize all current marketing trends available
  • Provide periodic drive by inspections
  • Collection of past due amounts are sent to collection 30 days
  • Provide photos pre move in/move out

RATES

1)$100 one time administration fee

2)Monthly fee is 10% of the market rent

3)If NWMLS is utilized; one time fee of 10% of the market rent is charged

4)Legal fees are an additional charge to owner. These fees vary. WG charges $25 per occurrence

5)Attorney fee (if applicable) at owners/HOA expense

6)Homeowner Associations monthly rates  vary with each Community

Cheri Warner, Managing Broker

Cheri has over 30 years of experience in Real Estate sales and real estate investing. She has over 35 years of property management and real estate experience and holds a Washington Real Estate license. She excels in fielding Homeowner and Board member communications.

 

Lorraine Gakin, Managing Broker

Lorraine has many years of management and real estate sales experience and real estate investing, and holds a Washington Real Estate license. She is an expert at negotiating with vendors and obtaining the best price possible for the Associations we manage.

 

Lynda is our expert assistant and bookkeeper. With her knowledgeable background in transaction management, she assists the team in Customer Service, Vendor management, Accounting and Taxes
