About Us

WG Property Management, LLC is a property management and real estate company specializing in residential and association management throughout Pierce, Thurston, and King Counties. We offer a range of services, from consulting to complete leasing and management programs. Our administrative skills are grounded in a solid understanding of Landlord Tenant Laws, Covenants, Conditions, and Restrictions, Governing Documents, By-Laws, Rules and Regulations, and other various laws and regulations that apply.

Association Management HOA

We help our Associations achieve the best for their community. We effectively use all avenues available to us to ensure our communities evolve and maintain value.

  • Partnership with collections and Attorneys for fast resolutions to delinquencies

RATES

1)$200 one-time administration fee
2)Legal fees are an additional charge to the Association/Owner. These fees vary. WG charges $25 per occurrence
3)Attorney fee (if applicable) at Owners/HOA expense
4)Homeowner Associations monthly rates vary with each Community
5)Escrow and Lender Reporting at an additional charge.

Residential Rentals

We help our owners achieve the best rate for their investment property. We effectively use all avenues available to us to ensure our owners properties are visible to all potential tenants and occupy quickly.

  • Negotiations w/Vendors
  • Budget Reporting
  • Annual Mailings
  • Follow-up on Owner Transfers
  • Deposit payments within 24-48 hours of receipt
  • We offer a hands-on approach to all owners and residents
  • Bi-annual inspections on all rental properties
  • Offer 24-hour emergency maintenance repairs
  • Offer expertise on deferred maintenance to achieve optimal rental/HOA income value
  • Encourage all owners to obtain a home warranty on the rental property
  • Offer monthly reports and end-of-the-year tax reports
  • Utilize all current marketing trends available
  • Provide periodic drive by inspections
  • Collection of past due amounts is sent to collection 30 days
  • Provide photos pre-move-in/move-out

RATES

1)$200 one-time administration fee
2) The monthly fee is 10% of the market rent
3)If NWMLS is utilized, a one-time fee of 10% of the market rent is charged
4)Legal fees are an additional charge to the owner. These fees vary. WG charges $25 per occurrence
5)Attorney fee (if applicable) at owner/HOA expense
6)Homeowner Associations monthly rates vary with each community
